The Illinois Real Estate Exam: Requirements and State Law

Course hours, examination fees, item counts, time limits, passing standards and continuing education requirements are set by IDFPR and the examination vendor it contracts with, and they change between license cycles. Confirm each one on IDFPR's Division of Real Estate pages and in the candidate handbook current on your test date.

Illinois licenses real estate practice through the Department of Financial and Professional Regulation, and it does so with vocabulary that trips up candidates who studied nationally. In Illinois the entry-level credential is called a broker license, and the supervising credential is called a managing broker license.

This page covers what Illinois requires of an applicant, which Illinois statutes the state portion of the examination is written from, and how to divide preparation between national principles and Illinois law.

What Illinois Asks Before You Sit

The prerequisites below are administrative gates. Each has to clear before the next becomes available, and several carry processing time you cannot compress.

Meet IDFPR's eligibility standards, including the minimum age and the education baseline. Illinois sets age conditions that differ depending on prior schooling, so read the requirement rather than assuming the common national figure applies.

Complete pre-license education approved for the Illinois broker credential. The curriculum is split between classroom topics and an applied-principles component, and both parts must come from a provider IDFPR licenses.

Obtain the course completion documentation the vendor needs to authorize your examination. Without it, registration is not available regardless of what you have finished.

Register and sit both the national and Illinois portions through the contracted examination vendor, which publishes the handbook, the identification rules and the scheduling system.

File the license application with IDFPR after passing, within the window the department allows. Passing results do not stay valid indefinitely.

Attach the license to a sponsoring managing broker. An unsponsored Illinois license cannot be used for licensed activity.

The Title Problem: Broker Means Something Else Here

Illinois eliminated the salesperson tier. The credential a new licensee earns is the broker license, and the credential held by the person supervising that licensee is the managing broker license. Candidates who prepared with national material arrive with the opposite mapping in their heads and misread items accordingly.

The practical consequence is one of reading comprehension under time pressure. An Illinois state-portion item that says broker is describing the new licensee; an item about supervisory duty, office policy, escrow responsibility or the review of licensed activity is pointing at the managing broker. On the national portion, the same word reverts to its conventional meaning. You are working with two vocabularies in one sitting.

The managing broker credential is not automatic. It requires qualifying experience as an active Illinois broker plus additional approved education and its own examination, and it carries supervisory obligations over the sponsored licensees, the office and the funds the firm holds. Know what those obligations are even as an entry-level candidate, because the state portion asks about them from the perspective of the person being supervised.

When you read Illinois statute and rule text, take the definitions section seriously and apply it consistently to everything after it. Most confusion on this subject comes from silently substituting the national definition into an Illinois sentence.

Illinois Statutes Behind the State Portion

Each entry is a body of law with its own terminology. Read the source text for the language the items use, not a summary of the policy behind it.

The Real Estate License Act of 2000 and its administrative rules. This is the foundation: license categories, the scope of licensed activity, sponsorship, escrow handling, advertising, compensation, and the grounds and process for discipline.

IDFPR's Division of Real Estate and the Real Estate Administration and Disciplinary Board. Know which body licenses, which investigates, which recommends discipline, and what the department may impose.

The Residential Real Property Disclosure Act. Know the report the seller completes, which transfers are exempt, when it must reach the buyer relative to contract signing, and what the buyer's remedy is when it does not.

The Radon Awareness Act. Sellers of covered residential property must supply the prescribed radon disclosure and informational pamphlet before contract; know which transactions the requirement reaches.

Federal lead-based paint disclosure, which applies in Illinois to target housing built before 1978 and runs alongside, not instead of, the state disclosure duties.

Judicial foreclosure under the Illinois Mortgage Foreclosure Law. Illinois resolves defaults through the courts, which changes the notice, the timeline and the redemption analysis compared with trustee-sale states.

The Illinois Human Rights Act, which defines protected classes more broadly than the federal Fair Housing Act. Items may be written against the state list, so learn both.

Escrow and trust account rules, the Time-Share Act, advertising and team-name restrictions, and the continuing education owed each renewal cycle.

Dividing Your Preparation Between the Two Portions

The portions are graded separately, so they deserve separate preparation. Time split by portion weight rather than by comfort.

Start with a full-length cold diagnostic on both portions before reading anything. A score taken before study tells you where your time belongs; a score taken after tells you only that you have read recently. Record the two portion results separately, because a comfortable national result frequently hides an Illinois result nowhere near the cutoff.

Give the national portion the larger share of your hours, because it carries the larger share of the items. Work it by weakness rather than by chapter order: agency relationships and disclosure, contract formation and remedies, financing instruments and the loan process, ownership interests and encumbrances, valuation, settlement, and the arithmetic. Practice the math with the on-screen calculator you will actually be given, so the method is automatic rather than reconstructed.

Work the Illinois portion as a law-reading exercise. Take the state-content outline from the current handbook, and for each listed subject read the governing Act or rule for the operative terms: which party owes the duty, what document, by when, and which transfers are excluded. Then answer Illinois items until the wording of the statute feels ordinary. This is the portion generic prep leaves thin, and it is the portion that ends sittings.

Close with full-length timed attempts under real conditions, and judge readiness by repeatability rather than by one good result. You are ready when two separate attempts finish inside the clock with both portions independently clear of their cutoffs. RE License Prep supports that loop with a free diagnostic, an Illinois bank beside the national bank, a PassMap™ that reorders your work as your weak areas move, and a PassPulse Score that shows whether the gains are holding. Access is $79 one time, with a 30-day money-back guarantee.

Questions Illinois Candidates Ask

Is the Illinois broker license the same as a broker license elsewhere?

No, and the mismatch is the most common source of confusion on this exam. Illinois uses broker for the entry-level licensee who works under supervision, and managing broker for the supervising credential that most other states call a broker. When you read Illinois materials, apply the Illinois definitions throughout rather than the ones your national course used.

What does the Residential Real Property Disclosure Report cover?

It is the statutory form on which a seller of residential property reports conditions actually known to the seller. It is not an inspection, a warranty or a guarantee of condition. The Act sets which transfers are exempt, when the completed report has to reach the buyer relative to contract signing, and what the buyer may do if it does not arrive in time. Those three points are what state-portion items usually turn on.

How does judicial foreclosure change what I need to know?

Illinois defaults are resolved through a court action rather than a trustee's sale, so the sequence runs through filing, service, judgment, sale and confirmation, with redemption rights defined by statute along the way. Timelines and terminology borrowed from a non-judicial state will be wrong here. Read the Illinois Mortgage Foreclosure Law for the stages and the words attached to each.

Does the Illinois Human Rights Act matter if I know federal fair housing?

Yes. The state Act reaches protected characteristics that the federal Fair Housing Act does not, and Illinois items may be written against the state list. Learn the federal classes first because they are tested nationally, then learn what Illinois adds on top, and answer state items from the state list.

What has to happen between passing and practicing?

Passing the examination does not license you. You still file the application with IDFPR within the allowed period, satisfy the department's remaining requirements, and have your license sponsored by a managing broker before you may perform licensed activity or be compensated for it. Check the current application window with the department, because a lapsed passing result means testing again.

How long should Illinois preparation take?

It depends on your diagnostic result and on protected study hours per week, not on a fixed number of weeks. Let the cold score set the schedule, give the state portion its own dedicated block rather than an afterthought, and book the exam only when two full-length timed attempts clear both cutoffs independently.
