License Activation

From Passing Score to an Active License

Filing order, processing turnaround, what may be submitted online, and whether any interim authority exists are decided by each jurisdiction and revised periodically. Verify every step against your own commission's current licensing instructions before you rely on it.

A passing score report is evidence, not authority. It proves you met the examination standard; it does not permit you to list, show, negotiate or collect compensation. Authority arrives when the commission changes the status on your license record.

Between those two moments sits a short administrative sequence: a filing, a fitness clearance, a broker who agrees to hold your license, and a status change you can verify in a public register. This page sets out that sequence and the places it stalls.

What the Score Report Actually Buys You

The score report buys you eligibility, and eligibility has a shelf life. Nearly every jurisdiction requires the license application to be filed within a defined window after the examination, and the window is published in the candidate handbook rather than announced at the test center. Miss it and the result lapses, which means sitting the examination again rather than appealing the lapse.

It is also worth being precise about what the report is. Vendors commonly hand out a printed result at the center and transmit the official result to the commission separately. The copy in your hand is your reference; the transmitted record is what the commission works from. If the two ever disagree, the transmitted record governs, and the correction goes through the vendor.

Keep the report, the course completion certificate and the identification you used at the center together from the day you pass. Every one of them is requested again at some point in the filing, and reconstructing a lost course certificate from a school that has changed platforms is the sort of delay nobody budgets for.

The Filing Sequence, In Order

The order below holds in most jurisdictions. Where yours departs from it, the departure is printed in the licensing instructions, not implied.

Confirm both scored portions are recorded as passed. A result held on one portion is not eligibility, and it cannot be filed against.

Pull your commission's current application packet rather than the version saved in a course folder. Packets are amended between renewal cycles and a superseded form is a rejection, not a clarification.

Clear the fitness requirement. If prints were taken before the examination, confirm the results reached the commission and were not returned unreadable. If they were not taken, schedule them at an approved vendor now, because nothing downstream moves until the clearance posts.

Settle on a supervising broker and get the agreement in writing before anyone files anything. The broker is a party to the filing, not a detail added later.

Have the broker submit whatever affiliation, sponsorship or supervision instrument your jurisdiction uses. In many states this is a separate submission from your own, made from the broker's own commission account.

File your application and remit the amounts the commission's current fee schedule specifies. Do not work from a figure quoted by a school.

Watch the public license register until your record appears with an active status and an issue date. That register entry, not an email, is the thing you rely on.

Then handle association and multiple listing service enrollment through the brokerage. These are private memberships with their own rules and they sit outside the commission's process entirely.

Why the Broker Signature Is the Hinge

For the entry-level license, supervision is not an employment preference. It is a statutory condition of practicing. The license is issued on the understanding that a broker with independent authority is answerable for your transactions, your advertising and, where applicable, the funds that pass through the brokerage. Remove the broker and the condition fails, so the authority to practice fails with it.

That is why the affiliation instrument is the hinge in the sequence. Candidates routinely complete everything else, then wait, because the one document they cannot file themselves has not been filed. Brokers are busy and commission portals are unfamiliar to them; a polite confirmation that the submission went through is not nagging, it is the only way to know.

Interview brokerages while you are still studying, not after you pass. The conversation is more useful when you are not negotiating under the pressure of an eligibility window, and it lets you ask the questions that matter to a new licensee: who signs off on your first contracts, what the commission split actually is after fees, what the brokerage charges you monthly, and what happens to your pending files if you leave.

Get the terms in writing before the affiliation is filed. Once your record shows the brokerage, unwinding the arrangement means a transfer filing rather than a conversation, and transfers have their own forms and their own processing.

Status Words On Your License Record

Pending

The application is filed and in review. Nothing about pending status permits practice, and a pending record can still be returned for a deficiency. Treat it as unfinished business, not as an imminent approval.

Inactive

The license exists and is current, but no supervising broker is attached. Examination credit is preserved and the license can be activated later by filing an affiliation. Practicing on an inactive license is unlicensed activity.

Active

Issued, current and affiliated with a broker. This is the only status under which you may perform licensed activity for compensation. It is verifiable by anyone in the public register.

Expired

The term ended without a renewal being completed. Most jurisdictions allow reinstatement inside a published window on stated conditions; after that window the path back typically runs through the examination again.

Suspended or Revoked

The commission has acted against the license following a disciplinary matter. These are outcomes of the discipline process, not clerical states, and they appear in the public record.

Voluntarily Surrendered

The licensee gave the license back. Whether this is treated as a neutral withdrawal or as an admission depends on the circumstances and on your jurisdiction's rules, which is why it is rarely a step to take unadvised.

What Actually Stalls an Activation File

Processing delays are usually caused by something specific and fixable. These are the recurring ones.

Prints rejected for quality. Nothing in the file moves while the clearance is outstanding, and the candidate often learns only by asking.

A criminal history question answered thinly. A disclosure that omits a disposition invites a request for records, and the request restarts the clock.

Name mismatches. The name on the course certificate, the name at the test center and the name on the application have to reconcile. A recent marriage or a middle initial dropped on one form is enough to hold a file.

The affiliation never submitted. Your half of the paperwork is complete and the broker's half is sitting in a portal nobody opened.

A superseded form or an outdated payment amount. Both come back as a deficiency notice, and deficiency notices are sent to whatever address the commission has on record.

Course completion not transmitted. Schools report completions on their own schedule; if the commission has no record of your education, the application cannot be evaluated.

Contact details that do not reach you. Commissions write to the address and email on the file. Candidates who moved after enrolling sometimes wait weeks for a letter already sent.

Before You Reach the Paperwork at All

All of the above assumes a passing result on both portions, which is the step most candidates actually lose time on. An eligibility window burnt on a failed attempt costs more than any filing delay in this list, because it puts the whole sequence back to the beginning.

RE License Prep exists for that first step. A free diagnostic gives you a cold baseline, your PassPulse Score tells you whether repeat full-length attempts are holding up rather than fluctuating, and your PassMap™ puts the remaining work in the order that recovers the most points. State law banks are maintained separately for all 50 states and DC, on both the salesperson and broker tracks.

Full access is $79 one time. There is no subscription, access opens immediately after checkout, and there is a 30-day money-back guarantee.

Questions Candidates Ask After Passing

May I take listing appointments while the application is in review?

No. Licensed activity performed before your record shows an active status is unlicensed activity, and the fact that an application is pending is not a defense. Some jurisdictions do issue an interim or temporary authority; that authority exists only where your commission has expressly created it, and it is confirmed by checking the licensing instructions rather than by asking colleagues.

I have no brokerage yet. Have I wasted the examination?

No. In most jurisdictions the license issues in an inactive status, which preserves your examination credit while you look. Activation is then a later filing. The point to watch is not the brokerage search but the deadline for filing the application itself, which runs from the examination date.

Can two brokerages hold my license at the same time?

As a rule, one supervising broker at a time per license. Narrow exceptions exist in some jurisdictions, and holding separate licenses in separate states is a different arrangement altogether rather than an exception to this rule. If you are considering it, get the answer from the commission in writing before you file.

Does moving to another brokerage change my license number?

The license identifier ordinarily stays with you for the life of the license. What changes is the affiliation recorded against it. The move is still a filing with its own form and its own timing requirement, and in many jurisdictions your pending files do not travel with you.

How do I prove to a client that I am licensed?

Point them at the commission's public license register. It is the authoritative source, it is free, and it shows status, affiliation and any disciplinary history. A wall certificate or a business card proves nothing that the register does not prove better.

What should I do if the file has gone quiet?

Check the register entry and the online application status first, then confirm three things individually: that the fitness clearance posted, that your education was transmitted, and that the broker's affiliation was actually submitted. One of those three explains most quiet files. If all three check out, contact the commission's licensing staff with your application reference rather than resubmitting anything.
